The result: large properties that will become monuments to vacancy if they are not revitalized with sustainable usage concepts. But what does “sustainable” mean in terms of structural change and changing consumer needs? And how can the immediate surroundings of the property – or even the entire city – benefit from an alternative use and an attractive tenant mix?

Large vacant properties often offer the opportunity to create innovative and multidimensional places that revitalize not only the building itself, but also its surroundings – whether city centre or neighbourhood. Former retail spaces can be rethought through an attractive, diverse and sustainable mix of offers and uses, thus combining “commercial” and “non-commercial” interests. Analysis of city and location
We analyze the structure and general conditions of the property as well as planning and building law options. We also clarify questions such as: What are the issues affecting the city? What offers enrich the city? Where are there gaps in supply and revitalization?
Identification of potentials
As experts in place branding and urban development, we always look at the potential and positioning of the city as a whole – and examine the interfaces and potential of the city and its real estate. We also talk to selected stakeholders for this purpose.
Creation of viable ideas
Based on the potential, we develop utilization and staging ideas for the large property. To achieve this, we rely on the expertise of our interdisciplinary team and our cooperation partner BLOX, the architecture firm led by Prof. Fabian Storch and Andreas Dittrich.
Concept development and presentation

Strategies for the future
Recklinghausen receives financial support from a funding program for the Recklinghausen-Süd district. We support the development of city center management and stakeholder management and accompany the process with strategic communication.
Development of a strength-based city brand: In cooperation with Brandmeyer Markenberatung, we are moderating the city brand process for the city of Siegen.
The city of Koblenz is very successful in terms of tourism. This leads to a high utilization of public spaces. An event strategy including a catalog of event criteria now serves as a management tool to influence the quality, number and content of events.
